Sperry Van Ness/Vaaler Real Estate is a

Founded in 1988, the firm has become a leader in the Loudoun
County market and serves clients of all types and sizes throughout
the metropolitan Washington market. We specialize in providing
big expertise for buyers, sellers, tenants and landlords with
the attention and service normally only found in smaller organizations.
Landlord/Seller Brokerage Services: Our clients include owners
of office, retail, warehouse and apartment buildings and owners
of land which may be developed into commercial properties.
Typical properties we have sold or leased include freestanding
office and retail buildings, historic properties, office and
warehouse condominiums and medical offices. We utilize various
computer software programs to create effective marketing systems
for each property. We promote the availability of properties
via MRIS, CoStar, broadcast email & fax of flyers to our
in-house database, CD-ROM phonebook-generated mailing lists,
our web page, and a variety of other listing services. We
have leased and sold more commercial properties in the Leesburg
area during the past five years than any other Leesburg-based
broker.
Tenant/Buyer Representation: We have represented clients
including banks, office tenants, land developers, doctors,
attorneys, healthcare, mortgage and computer software firms
in the identification and negotiation for space they have
leased or purchased. Several firms we originally represented
in the location of their leased space, subsequently appointed
us as listing agent when they needed to sub-let their space.
We offer tenants and buyers we represent, specialized market
knowledge based on actual transactional experience so they
might make the most informed decisions regarding the property
they select. We assist in the inclusion of favorable lease
or purchase contract terms which improve the overall value
of the transaction for the client.
Property Management: Properties we manage for third party
clients include office, warehouse, retail and combination
retail/apartments. We collect rental payments, manage accounts
payable/receivable, monitor contractors and vendors and provide
regular reporting to clients. Our goal is to optimize, not
merely manage, the client's real estate asset through creative
and effective management. We enable our clients to spend time
doing what they do best, or prefer to do, instead of self-managing
their commercial property. As of March 2007, we manage a portfolio
totaling more than 800,000 square feet throughout Northern
Virginia.
